KAMAH

Exceptional places. Enduring ownership.

Granite hills and leopard country, with a resort built low into the land.

The idea

A place to escape. An asset to own.

Fine Acers develops branded resorts in India and sells their units freehold. You hold the title; the resort operator runs the hospitality. For five years from full payment a contractual return applies, and once the resort is open you take the higher of that return or your share of the owners’ profit pool.

Ownership privileges

Five privileges of ownership.

Each one is written into the unit terms. Choose a privilege; the conditions are a click away.

Freehold ownership

The title deed carries your name, not a membership number.

Freehold title

Freehold title is registered in your name. The unit sits inside a branded resort and is operated for you: you own the asset outright.

After full payment you may sell to an eligible purchaser at a time you choose; the successor buyer takes on the continuing leaseback arrangement. No immediate buyer or sale price is implied.

Managed hospitality

Hoteliers run it. You simply own it.

5 years · then profit share

The unit is operated within the resort’s professionally managed hospitality arrangement; you are not running a rental. The contractual return runs for five years from the date of 100% payment, under every payment plan.

If the resort is operating during those five years, you receive the higher of the contractual return or your allocated share of the resort-wide 50% operating-profit pool. The two are never added together. After the five-year period, profit sharing alone applies. No contractual return continues.

Annual stays

Twenty-five nights a year in places that are yours to return to.

25 nights a year

20 nights across the eligible Fine Acers resorts in India and 5 at participating Wyndham group hotels worldwide.

Not unrestricted use of every hotel worldwide; eligible properties and blackout dates apply. Stays may be transferred under the agreement conditions. The resort pictured is KAMAH Anjuna, an operating Fine Acers resort; its units are sold out.

A celebration

The whole resort, for the one occasion that matters most.

100 rooms · 2 nights · 3 days

Where your unit terms include it: once, the rooms, the banquet hall and the garden of a Fine Acers resort are given over to your family’s celebration.

Catering, travel, décor and the wider event budget are not included. Reselling the privilege does not certainly recover the investment.

A defined exit

At five years, a written choice: be bought out, or keep the unit.

Invested amount × 1.25

Five years from full payment you may ask for the contractual buyback at your invested amount plus 25%, or keep the unit and sell it later to an eligible purchaser.

The contractual buyback is the invested amount plus 25%, five years from full payment, under the unit agreement. It is not an annual rate, a market valuation or an assurance by the hotel brand. After full payment you may sell to an eligible purchaser at a time you choose; the successor buyer takes on the continuing leaseback arrangement. No immediate buyer or sale price is implied.

When income begins

Full payment, five years, then profit sharing.

  1. 100% payment

The five-year contractual period starts here under every plan, including ten quarterly instalments.

  2. Five years of contractual return

8% a year for Jaipur and Pushkar; 9% for the other approved resort-unit projects; on the invested amount. If the resort operates in this period, you receive the higher of the contractual return or your allocated profit share, never both.

  3. Thereafter

Profit sharing alone, from the owners’ half of the resort-wide operating profit, allocated under the agreement.
